Request a change of tenancy

If someone is moving in or out of your rental, tell us here. We'll review the details and confirm what happens next. Nothing changes until we've written back to you.

Coordinating a change of tenancy properly takes real work on our end: checking consent, preparing documentation, and keeping everyone protected. This form is a service New Zealand Realty provides to make that process as smooth as possible for you.

What is a change of tenancy?

A change of tenancy (sometimes called a "COT") is what happens whenever the people named on a tenancy agreement change: someone moves out and is replaced, a new flatmate is added, or someone is removed. It's a formal update, not just a heads-up: the tenancy agreement, the bond, and everyone's legal responsibilities all need to be updated to match who's actually living at the property.

One part people often don't expect: your bond is lodged with Tenancy Services under the names of the tenants who paid it. A change of tenancy usually means that record needs updating too, so the correct people are named on the bond. NZ Realty handles this as part of the process. It doesn't happen automatically just because someone's moved out.
