The NZ$800 median describes this all bedroom counts bond sample; it is not a rental appraisal. Current asking rents, a property's condition and its precise location can differ from the sample. National data coverage does not mean New Zealand Realty offers property services in every location. Contact the team to discuss service availability. Monthly and annual rent changes are withheld while source comparability is under review.

Built on Transparency

Behind the numbers

What the median tells you

The median is the middle rent in the source sample. Half of the sampled rents are at or below it and half are at or above it. It describes the homes in that sample; it is not a valuation of an individual property.

Bonded and advertised rents are different

These rents come from newly lodged rental bonds. They are not current asking rents, the rent of every existing tenancy, or evidence that a property advertised elsewhere has been let.

Keep the geography in view

Queenstown-Lakes District is the district-wide aggregate published by MBIE. It is not a town-only or suburb estimate.

Coverage, sample checks and limitations
  • Weekly rents are NZD amounts recorded in newly lodged private-sector bonds, not advertised rents, all existing tenancies or a property valuation.
  • Monthly figures are grouped by tenancy start date, not the date a bond was processed.
  • This monthly publication combines all dwelling types and bedroom counts. It does not support a property-type or bedroom filter.
  • Counts are randomly rounded by MBIE. They may not sum to the published total. Bands below 10 reported lodged bonds are withheld.
  • National and regional medians are the provider’s own aggregates. Missing local geography is included in the national total and is not assigned to a region.
  • Queenstown-Lakes District is the district-wide aggregate published by MBIE. It is not a town-only or suburb estimate.
  • Tenancy Services advises that bond data is provisional during its system migration. Recent releases may be incomplete, revised or not directly comparable with earlier periods. Changes and market explanations are withheld pending comparability review.
  • This is an explicitly imported dated MBIE publication. It is refreshed through a reviewed import, and is withheld once the reporting period is more than 120 days old.
