The true cost of property management

Every plan includes routine administration, four routine inspections a year, entry and exit inspections, maintenance coordination, rent reviews, arrears follow-up, debt recovery and insurance claims. Platinum also includes tenant placement and every other item in our published fee schedule; Gold and the CBD Special charge 1 week’s rent + GST per placement.
The other quote
All figures exclude GST and assume rent is collected for a full year. *Wellington CBD Special is by application for qualifying CBD properties. We've defaulted "other" fees to zero — enter whatever is in the quote in front of you. If a quote doesn't list its extra fees, that tells you something too.
Pricing FAQs
What does the management fee actually cover?
Your plan's percentage fee covers the full core service: rent collection and arrears management, tenant communication, routine inspections (per your plan), rent reviews and renewals, monthly itemised statements, and oversight through your live dashboard. Anything optional is disclosed as an add-on before you commit — never after.
Are there any hidden fees?
No. Every dollar in and out is itemised in your monthly statement and visible in your dashboard. Every fee is in the published fee schedule on this page: routine work is included on every plan, Platinum has no separate NZ Realty fee, and anything conditional on Gold or the CBD Special is charged only if it applies.
What is the Wellington CBD 7% special?
A preferred management rate of 7% + GST for qualifying Wellington CBD investment properties, by application. Talk to us and we'll confirm whether your property qualifies in a free consultation.
What's the leasing fee?
On Gold and the CBD Special, new tenant placement (including any later re-letting) is one week's rent + GST per placement. On Platinum it is included — there is no separate fee.
I'm with another property manager. What does switching cost?
